Scope: R2 dwelling houses. These are the controls for R2, Snowy Valleys’ low-density residential zone. Do not apply these figures to a dual occupancy, duplex, secondary dwelling or multi-dwelling housing development — those are assessed under different standards, which Feasibly has not codified.
What qualifies these Snowy Valleys controls?
- ALL Table 1 controls are lot-AREA tiered (not zone-specific) and apply uniformly to dwelling houses in the R1, R2 Low Density Residential, R3 and RU5 zones. Lot-size columns: 200-250 / 250-300 / 300-450 / 450-600 / 600-900 / 900-1500 / 1500m2+.
- Front setback (vacant adjoining lands): 4.5m for the smaller lot bands, 6m (~900-1500m2), 10m (1500m2+). Where houses exist on immediately adjoining lands, the front setback = existing/prevailing line ('existing or split the difference').
- Rear setback is lot-size AND storey tiered. Single storey: 3m (200-450m2) / 4.5m (450-900m2) / 5m (900-1500m2) / 10m (1500m2+). Two storey: 10m / 8m / 12m / 15m across the same bands. Recorded rear_setback_m=3 = smallest-lot single-storey minimum.
- Side setback: single storey 900mm (0.9m), two storey 2m (two-storey stepped setback assessed on merit). Single-storey walls may be built to the side boundary on merit where BCA-compliant and supported by a registered-surveyor boundary survey (zero-lot-line possible).
- Secondary street (corner lots): the side elevation setback to the secondary boundary may be reduced to a minimum of 3.0m (cl 4.5.2).
- Private open space: 24m2 standard (lots >=450m2), reduced to 16m2 for lots below 450m2.
- Landscaping row is a plain landscaped-area %, not labelled deep-soil/permeable (landscaped_deep_soil=false). Max building height 8.5m; min 2 off-street parking spaces (1 behind building line); site coverage excludes swimming pools.
- Current DCP is the Snowy Valleys DCP 2024 (adopted 16 Nov 2023, in force 2 Jan 2024), covering the whole LGA. Its Table 1 numeric controls are identical to the superseded 2019 (Tumut-area) DCP; the 2024 update refreshed legislative references.
