FIG. 01 — THE PARCEL, DRAFTED

Status quo

What happens without it

  1. 01

    Contract drops in

Client sends a new property. Settlement is in 21 days.

  2. 02

    You open four browser tabs

VicPlan. NSW Planning Portal. SA Plan. Council site. Which one again?

  3. 03

    You write the zone down

GRZ1. Or is it GRZ2? The schedule says minLotSize 400, but that's the default, right?

  4. 04

    You call council

On hold. Caller 9. "For planning enquiries, please allow 5 business days."

  5. 05

    Client calls you back

Can they build a second dwelling? Is there heritage? Bushfire? Is a permit needed?

One call, one real address. Geometry is indicative; every value is the live answer. Garden area is absent because HCTZ1 has no garden-area requirement — we don’t invent a control to fill a row.

Two overlays on this parcel, and both change what the buyer can do. A heritage overlay makes a permit mandatory for buildings and works; a contributions overlay adds a levy. Each carries the clause, so the answer is checkable against the scheme rather than taken on trust.

Zone + schedule

Not just the zone code — the schedule-specific minLotSize, height, garden area, coverage. Cited to the source page.

Every overlay that hits the lot

Heritage, flood, bushfire, environmental, easement, vegetation — clipped to the actual parcel boundary, not just “the area”.

Confidence-tagged fields

Each value marked verified / default / unverified, with freshness date. You know when to trust it and when to escalate.

Wrong-zone guarantee

If we return the wrong zone, that lookup is free and we credit ten more. Every claim becomes a dataset correction.

Source links

Every answer links to the exact planning scheme page. Send it to the client. No “trust me”.

Per-matter PDF report

$49, guest checkout, no account. A source-linked PDF for the matter file — a disbursement, not a subscription.

What conveyancers ask

Can I put this in a s32 disclosure?
No. Feasibly is preliminary screening. Use it to flag issues, then engage a qualified planner or rely on the official certificate (e.g. 10.7) for the contract.
Which states are covered?
VIC, NSW, SA, QLD (SEQ councils), WA, ACT, and TAS — roughly 455 councils. NT is the only deferred jurisdiction (no working spatial API).
What if a zone comes back wrong?
That lookup is free and we credit 10 more. Every guarantee claim becomes a permanent dataset correction.
Can I on-charge it to the client?
Yes — that's the intended shape. $49 per report, bought per matter with guest checkout, passed through like any other search disbursement. High-volume practices can talk to us about firm arrangements instead.

A matter on your desk right now? $49, no account.

Guest checkout, source-linked PDF, on-charge it like any search. Or screen 20 addresses free every month.
