Qualifications that change how these read
- Griffith's low-density / standard dwelling-house zone is R1 General Residential (the LEP has no R2). Section 4 dwelling controls apply uniformly across R1/R3/R5/RU5 (cl 4.1) — the values extracted are the general dwelling-house standards.
- No site coverage control in the DCP. Building density is governed by Floor Space Ratio (cl 3.17), which is precinct/map-specific via the Section 3 precinct tables (Max. FSR per precinct) — deliberately NOT recorded as site coverage.
- Side setback 0.9 m is for single-storey dwellings; two-storey upper storey minimum is 1.5 m (cl 4.7.3).
- Rear setback 2 m is ground level; upper storeys minimum 3 m (cl 4.7.4).
