Qualifications that change how these read
- Source is the CURRENT adopted DCP, effective 17 December 2025 (Amendments 24 & 25) — Part 4 Urban PDF. The council's full-document master PDF and S3 mirror 520-banned via Zyte / exceeded WebFetch size limits; the 1MB per-Part-4 PDF fetched cleanly.
- The setbacks and 75 m² private open space are expressed as applying to 'all residential development' across the residential zones — the DCP does not vary them by zone — so R2 low-density dwelling houses are governed by these general §4.1 controls.
- NO maximum site-coverage standard exists for dwelling houses. The only site-coverage figure in the DCP ('building envelopes for residential subdivisions are to assume a minimum site coverage of 65%, including carports, driveways, potential swimming pools') is a subdivision lot-sizing DESIGN ASSUMPTION, not a dwelling-DA coverage limit — recorded as null to avoid misrepresentation.
- NO landscaped-area / deep-soil percentage control for dwellings. The only numeric landscaping requirement is a 0.5 m minimum-width landscaping strip along a driveway boundary where the driveway widens to 5.5 m — recorded as null.
- Subdivision guidance elsewhere in the DCP references a target building envelope of 150 m² (min. 10 m x 15 m) within a 6 m front and 1 m side/rear setback for lot design; this is the subdivision lot-sizing envelope, NOT the operative dwelling-house setback control — the dwelling front setback control is 4.5 m.
- Private open space of 75 m² must be a single contiguous area (minimum length/dimension specified in the clause); no small-site reduced minimum is stated.
- Solar-access clause specifies separate southern setbacks (1.5 m / 3 m / 6 m by storey and distance behind the forward building line) that apply only where an adjacent southern lot has an east-west orientation — situational, not the general side setback (which is 1 m).
