Scope: R2 dwelling houses. These are the controls for R2, Eurobodalla Shire’s low-density residential zone. What qualifies these Eurobodalla Shire controls?
- Two setback regimes by lot size. STANDARD R2 low-density case recorded is the <2500m² regime (typical suburban lot): front default 5.5m, side 0.9m single-storey, rear 3m, secondary street 3m. LARGER lots (≥2500m² and <5000m²) use A1: 5m side + 5m rear + 7m front (30m front to an unsealed road/private ROW).
- Side setback is height-stepped: 900mm for single storey / first floor; 1.5m for any part >4.5m; for any part >7.5m, 1.5m where adjoining R3 or a Business zone and 2m elsewhere. Detached single-storey ancillary buildings (≤3.8m): 450mm side and rear (A3, A6.2).
- NO dwelling-house site-coverage % or FSR control exists in this DCP. The only 'site coverage' control (§2.3 A2.1) is a FOOTPRINT CAP on ancillary buildings (sheds/carports/detached garages/other detached non-habitable): max 60m² on lots ≤1500m², max 100m² on lots >1500m². Not recorded as dwelling site coverage.
- Landscaped area 35% is for land zoned R2 (a flat % of site area, not deep-soil), and is IN ADDITION to the 50%-of-front-setback component and the minimum private open space. Areas narrower than 1.0m are excluded from the calculation. Other zones for reference: R3 = 20%, E4/R5 = 45%.
- Private open space 24m² is a flat per-dwelling minimum with no lot-area-based small-site reduction; the 24m² may be split between ground and above-ground level per apportionment rules (A2/A3/A4), and a 4m minimum dimension applies to ground-level POS.
- Subdivision guide (§3.1 A2): R2 lots must contain a 10m x 15m rectangular building envelope with min 15m width at the building line — dimensional guide, not a dwelling setback.
