Scope: R1 dwelling houses. These are the controls for R1, Dungog Shire’s low-density residential zone. Do not apply these figures to a dual occupancy, duplex, secondary dwelling or multi-dwelling housing development — those are assessed under different standards, which Feasibly has not codified.
What qualifies these Dungog Shire controls?
- Dungog LEP 2014 has NO R2 Low Density Residential zone; the standard dwelling-house residential zone is R1 General Residential (also RU5 Village). All values above are the R1/RU5 case.
- Side & rear boundaries are a single combined control (Part C.3 cl 2.4.3): 900mm for a single-storey dwelling, 1500mm for a two-storey dwelling. Recorded side_setback_m/rear_setback_m/min_boundary_setback_m = 0.9 (single-storey); 1.5m applies to two-storey.
- secondary_street_setback_m 3m = setback from the side-road property boundary on corner allotments (Part C.3 cl 2.3.3(2)).
- NO numeric site coverage, landscaped/deep-soil area, or private open space standards are stated in the DCP for dwelling houses. The residential building envelope is instead governed by a 'Building Height Plane' (Part C.1 cl 1.2): a solar-access envelope extending vertically to 1.8m at natural ground level then projected at 45 degrees to the centre of the lot, with the height plane not exceeding 9m above natural ground level (subject to Council's Energy Smart Homes Policy). Hence those fields are null.
- Building-height-plane exemptions (Part C.1 cl 1.2.1): for single dwelling houses applied only to western/southern (or nearest east/north) boundaries; may be relaxed on narrow existing allotments or for flood-protection floor levels.
- Detached garage in R1(2a)/RU5(2v) capped at 4 bays = 84 m2 (Part C.1 cl 1.13).
- Setback variations (Part C.3 cl 2.5): on existing lots created before the DCP a policy variation may be sought; in RU1/E3 zones where allotment width is <200m the side/rear setback may reduce to not less than 25% of allotment width (rural zones only, not R1/RU5).
- Local Area Plans in Part D (Vacy, Boatfalls Rural Residential Estate, Boulton Drive Paterson) may impose site-specific setbacks that override the R5/E4 figures.
