Scope: R1 dwelling houses. These are the controls for R1, Cootamundra-Gundagai Regional’s low-density residential zone.   • Principal Private Open Space is a PERCENTAGE of lot area, not a fixed minimum sqm: <600m² 5%; 600–900m² 10%; 901–1500m² 20%; >1500m² 30% (R3 zone 5%). POS must be ≥3m wide, gradient not steeper than 1:50, directly accessible from a habitable room other than a bedroom. No fixed sqm minimum is stated, so pos_min_sqm is null.
  • No rear or side boundary setback is stated for single dwelling houses. Garages, sheds and carports must be setback at least 1m from the primary or secondary BUILDING LINE (a building-line offset, not a general side/rear boundary setback) — hence min_boundary_setback_m is null.
  • No landscaped-area / deep-soil control applies to single dwellings. The '20% permeable area' requirement applies only to multi-dwelling housing / residential flat buildings (§2.5), and '15% deep-soil landscaping' applies only to commercial car parking areas — neither is the R1 dwelling-house case.
