Qualifications that change how these read

  • Coolamon Shire LEP 2011 has no R2 Low Density Residential zone. The standard township residential zone is RU5 Village; R5 Large Lot Residential is the rural-residential zone. Reported values are for RU5 Village single dwellings (DCP 2015 Part C, s15.3). Section 26 explicitly frames RU5 Village as the low-density-perception residential zone.
  • RU5 Village rear setback: the dwelling may be built to the rear boundary (recorded rear_setback_m=0). Verbatim: 'Development is permitted to the rear boundary; however garages, carports and the like that are provided with direct access from a rear lane must observe a rear setback of 1.0m.'
  • secondary_street_setback_m=3.0 applies to corner allotments (min setback from the secondary street frontage). side_setback_m=0.9 is the side boundary setback.
  • R5 Large Lot Residential single-dwelling setbacks: Front 20.0m, Side 10.0m, Rear 10.0m. The same 20/10/10 also applies in RU4 Primary Production Small Lots and RU1 Primary Production.
