Scope: R2 dwelling houses. These are the controls for R2, Canada Bay’s low-density residential zone. Do not apply these figures to a dual occupancy, duplex, secondary dwelling or multi-dwelling housing development — those are assessed under different standards, which Feasibly has not codified.

What qualifies these Canada Bay controls?

  • Side setback (E4.2 C6, dwelling houses): single-storey/ground floor 900mm; second storey 1.5m. Recorded side_setback_m = 0.9 is the ground-floor minimum.
  • Rear setback (E4.2): 6.0m for the dwelling (C9, single street frontage); upper-floor living rooms min 9.0m rear (C10); secondary dwellings min 3.0m rear (C11); corner-lot dwelling addressing secondary frontage min 1.5m rear + 4m side (C12).
  • Secondary/corner-lot street setback (E4.2 C7/C8): 2m to the secondary street for the first 25m measured from the corner, then the prevailing secondary-street setback from 25m to the rear boundary.
  • Landscaped area (Table E-A, single dwellings): min 35% of parent-lot site area (flat, NOT area-tiered). Additionally ≥50% of the front setback and ≥50% of the rear setback must be landscaped; min 40% of parent-lot site area for land within a Biodiversity Corridor (DCP-map-dependent). Landscaping <1.5m x 1.5m and landscaping within the side setback are excluded from calculations (E4.6 C1, C2).
  • No numeric site-coverage or FSR control in Part E — E4.5 (Bulk and Scale) is qualitative and defers to the LEP's maximum FSR/height standards, which are not stated in the DCP.
  • Private open space (E4.8 C1): single dwellings 40m² min, min dimension 5m x 5m (dual occupancies and secondary dwellings 40m², 4m x 4m). At least one 40m² portion must adjoin and be visible from the main living/dining room (C3).
  • landscaped_deep_soil = false: control is 'landscaped area', not labelled deep-soil/permeable, though objectives cite rain-water infiltration.
