NSW has no statewide dwelling setback or site-coverage standard. The LEP sets zone, height and FSR; the numbers that shape a build sit in each council's DCP. Below are the 5 controls Armidale Regional publishes numerically. Anything its DCP assesses on merit rather than a fixed number is simply absent from this table — it is not a zero, and it is not a permission.

Qualifications that change how these read
- No site coverage / FSR / maximum floor area control for dwelling houses. Part 2.2 S.2 states there are NO maximum floor area requirements for a dwelling or dual occupancy; only the landscaping and private-open-space minimums apply. Part 2.1 S.1: no minimum lot size for a dwelling/dual occupancy.
- Landscaping is a FRONT-YARD-ONLY control, tiered by lot WIDTH (not lot area) and not a whole-site landscaped/deep-soil percentage: Part 8.3 S.10 lot width >=18m -> >=50% of the area forward of the building line landscaped; S.11 lot width <18m -> >=25%. Recorded in notes rather than as landscaped_flat_pct/tiers to avoid misrepresenting a front-setback landscaping rule as a site-wide landscaped area.
- Side and rear minimum setback is 0.9m (a single S.8 control covers both side AND rear); below 0.9m is permitted subject to BCA fire-protection requirements.
- Front setback differs by zone: R1 = 4.5m, R2 (low-density) = 9m. Corner secondary-street (4m) and side/rear (0.9m) apply to both R1 and R2. R5 large-lot has separate, much larger setbacks (front 20m, side 2.5m/10m, rear 15m) — not applicable to the R2 case.
- Private open space (60m2, >=6m wide, gradient <=1:50) applies per dwelling for both single and dual-occupancy dwellings; no reduced small-site minimum is stated.
- Garage/carport: set back at least 1m behind the front facade (Part 5.1 S.1). Setback from a public reserve boundary: at least 3m (Part 5.5 S.22).
