Scope: R2 dwelling houses. These are the controls for R2, Albury’s low-density residential zone. Do not apply these figures to a dual occupancy, duplex, secondary dwelling or multi-dwelling housing development — those are assessed under different standards, which Feasibly has not codified.

What qualifies these Albury controls?

  • Zone-specific division: Division C is the self-contained division governing dwelling houses in the R2 Low Density Residential (and R5 Large Lot Residential) zones. Side setback 2.5m is the R2 value (R5 zone = 5.0m).
  • Minimum landscaped area 45% applies to lots up to 4,000m2; minimum width to count as landscaped area = 1m (cl.2.a.i). No landscaped guideline stated for lots over 4,000m2. Called 'landscaped area' (not deep soil), though a stated performance criterion is 'absorption of rainwater into the ground'.
  • No site coverage / FSR numerical control and no private open space numerical control exist in Division C for the R2 zone — these were confirmed absent by full-document grep, not merely unread.
  • Secondary (corner-lot) street setback is a FORMULA: 50% of the primary road setback (cl.2.d.iv) — no fixed metre value stated, so secondary_street_setback_m left null.
  • Maximum building height for a dwelling house: 2 storeys (cl.2.c.i).
  • Minimum setback from main roads: 30m on Wagga Road, Riverina Highway, Hume Highway, Tynan Road, Table Top Road (and Gerogery Road in R5 only) — road/map-dependent, not a standard boundary setback (cl.2.d.iii).
  • Minimum setback from watercourses: 100m from the Murray River, 100m from Lake Hume, 40m from any other watercourse (cl.2.d.viii).
  • Garage/carport must be set back at or behind the dwelling house's primary street setback (cl.2.d.vii).
